Manufacturers’ roof guarantees generally require the owner to carry out regular inspections and maintenance, keep records of any work, and ensure repairs are done by approved or suitably qualified contractors
Failure to do so may result in the guarantee being void.
To help protect your guarantee, here are some practices typically required:
- Maintain the roof in line with industry standards and codes of practice (for example: roofing waterproofing standards, design guidance relevant to the waterproofing system).
- Retain records (including photographic evidence if safe) before and after maintenance or repair. Records should include the dates, the party performing the work, and detailed description of what was done.
- Carry out inspections at least annually, ideally in spring (to check for winter damage) and in autumn (to clear leaves, debris).
- Inspect after adverse weather events (storms, heavy rain, wind etc.), and any time other trades have accessed or worked on the roof.
- Regularly clean drainage components (gutters, outlets), remove debris, check for physical damage from external sources.
- Check flashings, sealants, capping's, joint covers, protrusions, membrane edges for wear, damage or loosening. Replace deteriorated sealants or mastics when needed (often around the 10‑year mark for many sealant types).
